The exterior of 64 Woodville Ave. is rather bland, gray with white trim. But the interior and backyard garden are all about color, with 20 stained-glass windows and spring-blooming lilacs, azaleas, rhododendrons and wisteria.
The house in the city's West End (MLS No. 715279) is priced at $165,000 by Winnie McCann-Powers of Coldwell Banker Real Estate Services' Airport West Regional office (412-264-8300 Ext. 233, 724-263-9397 or www.pittsburghmoves.com). An open house will be held from 1 to 3 p.m. today.
Although it's more than 100 years old, the house is mostly new inside. When the owner bought it in 1989 for $38,000, its only unique element was a third-floor loft overlooking the living room. He replaced the pine woodwork, staircase and railing with lightly stained oak and added a real conversation piece -- a two-person jetted tub. A smaller jetted tub was installed in a new second-floor bathroom, which also has granite-tile flooring and wainscoting.
The house's first floor is a rental unit with its own kitchen and entry. It could be combined with the main living quarters on the second and third floor. Together, the two living spaces have three bedrooms and 2 1/2 baths. The 12-by-12-foot master bedroom has a new bay window with a central stained-glass panel made by Mike Franell Custom Stained Glass in Verona. Mr. Franell also restored antique windows the owner bought at auction and added stained glass to the five skylights and the kitchen's new cherry cabinetry.
The 19-by-13-foot living room has a gas fireplace with an antique oak double mantel from a house in Bloomfield. It has new oak flooring, as does the dining room, kitchen and master bedroom. The current owner also added a 20-by-8-foot second-floor deck and a 12-by-12-foot concrete paver patio in the back yard. His garden -- with a small pond and waterfall -- grew when he bought an adjacent lot where an abandoned house had stood.
The property has a 2007 assessed market value of $43,400 (www2.county.allegheny.pa.us/RealEstate/search.asp). Only one other house has sold on Woodville in the past five years -- for $48,000 in February -- but houses on nearby Wabash Street have sold for more (www.realstats.net). The West End is part of the Pittsburgh School District (www.pps.k12.pa.us).
Buyers in this neighborhood can qualify for tax abatements, downpayment assistance and deferred mortgages through the Urban Redevelopment Authority (412-255-6639 or www.ura.org).
